Purchase Procedure

We have made the purchase of your property investment as straightforward as possible, here's how...

  1. We contact you via email or phone and send you the relevant links to our website for our forthcoming property opportunities. From here you can view (registration required) specifications, plans, costs, rental assessments & other statistics within our e-brochure.

  2. You decide to purchase a property. Complete the online reservation form, print off and fill in the relevant details. Contact us on 020 8402 4860 giving details of plot number etc.

  3. Complete and sign the reservation form and pay the appropriate fee (to be advised at the time of reservation) made payable to OBA Associates Limited or to the vendor. This now secures the plot for you.

  4. You will now need to pay your introducer fee (to be advised at the time of reservation). Made payable to OBA Associates Limited or to the vendor. This ensures the property is yours, subject to exchange.

  5. We will at this point, if you wish, put you in touch with one of our Mortgage Advisers who will assist you in finding the best way to fund your purchase.

  6. Your chosen Solicitors will contact you in due course and help you through the legal process.

  7. The developers’ solicitor will now draw the contracts to get to exchange between you and the developer.

  8. The contracts are then sent to you, after which you will have 14-28 days (depending on the developer and region) to sign and return those contracts to your chosen solicitors with your deposit (normally 5%). You will also expect to pay in the region of £800 in solicitor's fees for all searches and disbursements.

  9. You are now committed to purchasing your selected discounted property and the developer is committed to selling it to you.

  10. Your solicitor will send you a final bill for all their work and this will need to be paid upon completion.
